Marketing Consultation

To request a free verbal marketing consultation of your property you can either:

On The Market

Once confirmation of your instruction has been received, your property will be live immediately once your energy performance certificate (EPC) has been ordered.

All details professionally prepared with the latest technology, which means your property details with floor plans are prepared for your inspection before the valuer leaves your home.

Digital photographs and laser printer will be used to produce full colour brochures of your home; we will include internal and external photographs as necessary.

Mailing List

Our mailing list is sent out daily via Text, Email and post to a range of potential buyers.

Viewings

Viewings are conducted by appointments. Feedback on viewing is normally within 48 hours.

Receiving an offer

As soon as an offer is received we will notify you both verbally and in writing.

Agreeing to sell

Once a price has been agreed by you, it is important that the following details are agreed:

  • Date for exchange of contracts
  • Date for completionDetails of any extras included or excluded from the purchase

We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.

Drafting contract and supporting paperwork

Once the transaction is agreed, your solicitor will send out a draft contract to the purchaser's solicitor who in turn carries out preliminary enquiries and orders a Land Registry search. They will also organise all the supporting paperwork (where applicable) ie: title deeds, copy of Lease, fixtures and fittings list, seller's questionnaire, planning consent, guarantees, copy of building regulations and share of freehold certificate.

Survey

A survey is carried out on your property on behalf of the mortgage lender. If your purchaser is buying with cash this is optional. Results of surveys are normally a seven to ten days after the date it was carried out.

Local Authority Search

Your buyer's solicitor will submit a local authority search to the local borough council. This will reveal, for example, planning consents granted for the property and any local issues. Results of the local search take 7 to 10 working days.

Contract approval

This occurs when all preliminary enquiries from the draft contract and local search queries have been settled.

Exchange of contracts

Most buyers require mortgages. Once the mortgage offer has been confirmed, the purchaser is ready to exchange contracts with the seller. The contract is signed by buyer and seller and the deposit, (usually 10% of the purchase price), is either telegraphically transferred or paid in the form of a bankers draft by the buyer's solicitor. The completion date is set at this stage.

Completion

This is generally set a few days to a few weeks after exchange of contracts, depending on each parties' personal requirements. Residual monies are now transferred from your solicitor to the seller's solicitor's account.

Once the monies reach the sellers solicitors account we can release the keys.

This is the process and we check all the way to get to completion day.
