1. Register with Northgate Estate Agents

2. Mortgage
It is advisable to get a mortgage agreed in principle. By having a mortgage agreed in principle, the whole process will be a lot quicker.

Your home may be repossessed if you do not keep up repayments on your mortgage.
3. The search begins
With a clear understanding of your requirements we will access all properties that match your criteria. Full details of this selection will be available to you Online or sent by Email, SMS or Post. However, in order to secure a property, we recommend an early viewing,we can arrange appointments at times that suit you, including weekdays, evenings and weekend.
4. Making an offer
Once you've found a suitable property, we'll put your offer forward to the seller, both verbally and writing. Any offer is subject to a contract being signed. There are no legal obligations on either side until the contract is signed.
5. Sale Agreed
Once the offer is agreed, an official application can be made for a mortgage. if you use our recommended broker, they will place you with the best lender, make arrangements for a survey, & you will be able to take up our free Buyer's protection Insurance - contact us for more information.
A solicitor will be required to handle the legal paperwork involved (conveyance). We can recommend a selection who we trust to provide good advice and value.
6. Draft Contract
This is drawn up buy the sellers solicitor and sent to your solicitor, who will raise some preliminary enquiries.
7. Survey
A survey is carried out on the property by a surveyor on behalf of the mortgage lender. If no mortgage is required (cash purchase) this is optional, but we always recommend you have a survey carried out to identify any structural problems and advise on the properties value.
8.Local Authority Search
Your solicitor will submit a local authority search to the local borough council. This will reveal, for example, planning consents granted for the property and any local issues. Results of the local search take 7 to 10 working days.
9.Formal mortgage offer
This document will be sent to your solicitor for you to sign. Once signed and returned your mortgage is in place and you are ready to exchange contracts.
10. Exchange of contracts
Once results of the local search and answers to the preliminary enquiries are received, the draft contract is approved by your solicitor. Providing there are no further enquiries, the contract is signed by you and the seller. The deposit (usually 10% of the purchase price) is telegraphically transferred or paid by the buyer's solicitor in the form of a banker's draft. The completion date is set
11. Completion
This is generally set a few days to a few weeks after exchange of contracts, depending on each parties' personal requirements. Residual monies are now transferred from your solicitor to the seller's' solicitors account.
Once the monies reach the sellers solicitors account we can release the keys.
